How to Sell your Home Quickly in 2007
You've heard it before. You have found the home of your dreams and the seller accepted your offer. Now all you need to do is sell your home, a goal that shouldn't be hard to reach according to your realtor. Your house then is put on the market and there is a bunch of interest from buyers in the first few days. Then it goes quiet. Several weeks pass, then months and you are not any closer to selling your home than when you started. Even worse scenario, the buyer gets out right before the closing will take place.
Selling your home with an estate agent can be a rather long process. The costs are also substantial, especially after you factor in the realtor's fees as well as the added fees you will have to pay while waiting for your property to sell. If you can't get a fast house sale you may lose your dream home too. Given these trying circumstances, it's no wonder that relocating is said to be one of life's more stressful events.
There are mainly a couple of alternatives to selling your property through a real estate agent. One is to sell direct by using the internet. The other option is to find a company specializing in buying homes direct. These agencies advertise cash for property offers on the internet or in newspapers. You will find some both advantages and disadvantages with each one of these approaches.
Hundreds of people sell in the UK every month privately. You save on agent fees, which could be up to 3%, and you have complete control over the deal. You also don't have to get a Home Information Pack from the Government after they become necessary in June of 2007 (because private sales are exempt). However there are some disadvantages to think about. If you advertise online, and have to sell your home quick, you will be dedicating a lot of time advertising the house. You should sign up on more than one private sale internet site, to increase your chances, write-up a detailed description and add it on the web sites along with nice photos. You'll then be dealing with the potential buyers personally and spend a great deal of time coming up with answers to help sell the property. You're also still susceptible to the risk of not being able to find a buyer very fast or the risk of broken chains and buyers backing out at the very last minute.
Your other option is contacting companies specializing in quick property sale services. You will get an offer from them, typically within 24 to 48 hours, and the sale takes a lot less time to finish than average. Your homes condition doesn't matter, and you don't have to try to 'sell' your home to the buyer.
You will however need to be prepared to accept a lower than expected offer on your property. This type of company will, in exchange for a fast home sale, purchase at 10% to 20% discounts. As long as you're willing to make a deal on price, you'll have yourself a quick sale and, most importantly, one that is stress-free.
