A Description of Boulder CO Real Estate and Cities in the Surrounding Area

Boulder, which is located approximately 45 minutes Southwest of Fort Collins, and a half an hour Northwest of Denver, is a great place to make a home. Right next to the Rocky Mountains, Boulder truly has a good deal to offer those who live there. Real estate in Boulder Colorado very often is the most expensive in the area, but for good reason. For one; it is near impossible to construct new houses in Boulder accredited to a moratorium on new home development. This limit on supply has only caused demand to go up (and has driven prices up with high demand.) Unlike surrounding area communities, Boulder Colorado has the largest trail system and open space, wonderful schools, a high employment rate, the most recreation facilities (4 city owned, and dozens of privately owned facilities), and certainly -- "The Flatirons" located in Chataqua Park. The Flatirons can be seen for miles, are utilized by several thousands of visitors and residents each and every year, and are recognizable the world over as a Boulder landmark.

Boulder Colorado's population is just a little more than 100,000, and Boulder house prices begin at approximately $125,000 for a starter one bedroom condo. Prices for single family homes start at about $250,000, which will possibly get you a 900 square foot, 3 bedroom house. When you get closer to downtown Boulder, the higher house prices tend to be.

With a population of about 70,000, Longmont is the second largest city in Boulder County. Longmont CO is found between 15 and 25 minutes Northwest of Boulder via highway 119 (otherwise known as The Diagonal). Unlike other Boulder County cities that are intertwined with the city of Boulder, most residents of Longmont consider themselves as far more independent from Boulder itself. Longmont has shopping centers, a transportation system, large-scale employers, and has both an old town and a new part of town. Longmont has dozens of modern home communities with a wide variety of building styles, as well as lovely Victorian charmers. In general, Longmont CO real estate prices are frequently up to 35% lower than prices in Boulder. Prices will largely depend on what section of town that homes are in.

If you love the idea of living in Boulder, but aren't happy with the prices for homes in Boulder, Louisville Colorado is around ten or fifteen minutes East of Boulder. There are 4 very easy routes that allow access to Boulder from Louisville; South Boulder Road, Arapahoe Road, Baseline Road, and Highway 36. Additionally with quick access via car, Boulder County has an effective system of transportation, and there are multiple bus routes that go downtown if you aren't interested in driving. Louisville real estate is on average 15 to 30% less expensive than in Boulder. While the starting price for a Louisville town home or condo is about the same as Boulder's, homeowners get more for their money. It's the same with single family houses. A Louisville starter home will usually sell for around $250,000, but instead of a 900 square foot house without a garage, you'd likely get a house with 1000 to 1200 square feet with a one to two car garage. Louisville isn't just a suburb of Boulder either. In truth, a lot of people who live in Boulder come to Louisville for the wonderful amenities Louisville offers, such as shopping at Costco and Target, a movie theater, or one of the many delightful small town diners.

Niwot Colorado is another city located close to Boulder. While Niwot is expanding and seeing a fair amount of semi-custom and custom housing developments, it is primarily a bedroom community of Boulder. Niwot Colorado real estate is fairly limited, and average house prices will fluctuate widely. Home prices are so fluctuant largely because at any given time, there are probably just 50 to 70 homes on the market for sale. With so few homes available, a few sales on either side of the price scale can dramatically alter the average house price for that particular month. (It should be noted that most cities have several hundred, if not several thousand homes that are available, and average prices are more reliable than when there's just a few dozen houses that are available.) Overall, Niwot is an extraordinarily enamoring smaller town that is as near to Boulder as you can be without actually living in Boulder itself.

Just about fifteen to twenty minutes away from Boulder using South Boulder Road, Baseline Road, or Arapahoe Road -- is Lafayette, CO. The city of Lafayette is one of the fastest growing Boulder County communities, with Indian Peaks being the largest part of that expansion. Real estate prices in Lafayette are often up to 35% lower than Boulder prices. In addition to getting a bigger house for the money, residents in Lafayette CO welcome the feel of a small town with benefits like delightful antique shops, access to I-family owned businesses5, family owned businesses, and of course, the Indian Peaks Golf Course - one of the most magnificent public courses in the area.
