Don't be Afraid of Buying a Home with a Pond

There are many attributes that draw prospective buyers to a home for sale; the types of things that draw a buyer to a home are as varied as the people who buy them. One type of attribute that both draws some prospective buyers in while intimidating some others, is ponds.

There are many liability issues associated with water features and most areas of the country have their own rules and regulations regarding what sort of safety precautions are required for ponds and other water features to be built on a property. If you are in doubt as to whether the water features at a particular property meet local regulations contact local building authorities; you don't want to be liable in case there are any accidents on your property or have to remove or replace a feature that's already been built.

There are a variety of types of water features that you're likely to see when you're looking for a new home. Waterfalls can come either with or without a pond; ponds may come in large natural types or small man-made versions. Pond often have a variety of plants and/or fish in them which will require some level of care that the current home owners should be able to give you; you may want to clarify with the current owners that the fish are to be included with the sale as some people might consider their pond fish to be pets.

Ponds can be as small as a container pond or as large as a few acres. Manmade ones are usually fairly small so that they can be maintained easily.

A pond may have only plants in it; many home owners think that fish can make a pond more complicated to take care of but really the fish can help keep a natural balance in the pond. Fish will help control the levels of algae in a pond and enjoy the shade from the plants; the waste from the fish help to fertilize the plants in return. The plants that you use in a pond can be submerged, marginal, or floating varieties depending on your needs and what sort of climate you live in. There are also a variety of fish that you can put in your pond ranging from feeder goldfish to expensive koi.

It is good to keep in mind that your pond will attract a bit of wildlife ranging from interesting additions to your pond like frogs, turtles, and snakes to more troublesome predators like cats, raccoons, and herons. Something that people often assume that a pond will attract is mosquitoes, but in fact a pond with either fish or a pump (or both) isn't appealing to mosquitoes. Moving water isn't good for mosquitoes to lay eggs in and if they lay in a pond with fish, the fish will eat the hatched nymphs.

No matter what type of pond that a property has, take the time to go over the details of it with the homeowners so that if you decide to buy the property you can properly take care of it and enjoy it for many years to come!
