It’s essential to make your Coquitlam property as attractive in appearance as possible. This insures that you get top dollar. Most Realtors will give sellers a package that includes tips on improvements to assist in selling a property. Both inside and outside the home will encourage positive feelings from your potential buyers. So ask yourself, “what do you perceive a potential buyers first impression would be of your home, inside and out”. If you feel you cannot be objective, get a second opinion. Have a relative or friend look at your home with a critical eye and ask him or her to tell you all the negative and positive angles. In Vancouver, Richmond, Burnaby, Surrey, Coquitlam, New West, Maple Ridge and Abbotsford remember to give yourself plenty of time to remove items before putting your home up for sale. Many people are pack rats and have difficulty in letting go of possessions they’ve accumulated over time. Basic human behavior suggests that being around failure items, no matter how unattractive, hunky or impractical is a common trait. Ask yourself about each item if your are having difficulty about deciding to keep it or not.

Keep the windows sparkling clean, inside and outside. Clean all mirrors and have drapes, carpets and rugs cleaned and vacuumed. If the carpet it worn, replace it! Your home will likely sell faster, although you may not recover your full cost. Keep front and back entrances clear, clean and welcoming. You may be accustomed to a broken window catch or a dripping tap, maybe even a squeaky door. Potential buyers will notice and this will cause a negative impression! Keep the noise to a minimum and let buyers and the real estate agent examine the home without any distraction. Keep your music quiet and in the background. Many people do not smoke or are allergic to it. Therefore, you must either shampoo the carpets or cover up the smell by applying large amounts of air freshener.

Maintain your landscaping and keep your lawn, shrubs, hedges and garden tidy and trimmed. Grass grows quickly in the Fraser Valley! Consider buying a door matt. Having junk outside creates a “junkyard” image, such as old tires, cars, or broken fixtures or appliances. Arrange and organize items neatly outside (firewood, outdoor furniture and play equipment.) Consider doing a quick paint job on the house. Also, check the front door to make sure it is attractive to the buyer. Otherwise, consider replacing it! Getting new brass numbers or repainting the old numbers adds a splash of life to your re-sale home.

This may be a critical article in obtaining an optimal sale price in your Greater Vancouver or Fraser Valley area. Keep in mind that when selling your home in; Vancouver, Richmond, Burnaby, Surrey, Coquitlam, New West, Maple Ridge and Abbotsford remember to give yourself plenty of time to get the job done.
