What happens when stores have too much inventory? They have a sale, of course! It could be more than a price reduction. Perhaps they'll offer buy one get one free deals, or buy this sofa and get a free coffee table.

The world of new home real estate is not much different. All over America, developers are faced with the problem of too much inventory or too many unsold new houses. They too are offering sales in the form of builders incentives. Here is a sampling of some of the best incentives we've found out there. Be sure to visit the builder's sites to read the conditions that go along with the various promotions.

Arizona

Renaissance Villas on the Park: This townhome development in Litchfield Park, Arizona ranges in price from $144,990 - $259,990.

Incentives include no payments for the first 6 months after closing. OR - We pay your principal, interest and tax for the first 6 months. OR - We pay your HOA dues for the first 6 months.

Plaza Residences: These Scottsdale, Arizona condominiums range in price from $199,950 - $314,950.

Builder is offering one year HOA fees paid and $1,000 lender credit free upgrade.

VIP Homes: Homes are treated like used cars with the VIP promotion where customers trade-in their current home for a more modern VIP home.

T.W. Lewis Homes also has a trade up program where after an appraisal they will make a cash offer on your home, based on the contingency that you will be purchasing a new T.W. Lewis home. For those not ready to buy a home, they have a two- year leasing program available where 25% of your rental payment will be applied to a home purchase.

California:

Elliott Homes: Variety of homes in Folsom, Rancho Cordova, Rocklin and Roseville California.

Builder is advertising 0% interest or no down payment based on credit approval with preferred lender.

Mercedes Homes:

Builder is offering an interest rate promotion at 4.875% for a 30-year fixed rate mortgage. Homes must close between February 1, 2009 and February 28, 2009.

Georgia

Touchstone Homes has a referral program to encourage customers to tell their friends. If someone they refer visits the sales center, the customer receives a $50 gift card. If that person buys a home, upon closing the referral gift jumps to $1,000 and goes up to $2,000 for third and any further recommendations that lead to sales.

In 2008 they had a popular "Live Free for 6 Months" promotion that included principal, interest, taxes and insurance. In their Village Grove subdivision, they offered free designer upgrades and closing cost contributions.

Toll Brothers will lock in your interest rate for up to 24 months. If rates drop, you can relock in at the lower rate.

Lennar Homes are celebrating their 55th anniversary by offering 3.875% interest rates and new low pricing on most of their homes.

Las Vegas

Standard Pacific Homes in Las Vegas is offering up to 3% towards closing costs, flooring and or appliances.

Ryland Homes for a limited time is offering up to $15,000 in options, plus below market fixed rate mortgage financing with price protection.
