With so many homes to choose from, and so many real estate agents available, how do you know which realtor is the precise person to work with? There are numerous ways to decide which agent will be the best choice.

The people that you come into contact with on a daily basis can be your best source of information about real estate agents. Anyone that you know that has recently bought a home is a great person to ask about how the experience went. You should look for an agent that will understand that your home is a reflection of who you are; realtors that understand this connection are likely to find a home that matches your personality much more quickly than one who doesn't. Another way to find a good agent is to watch "For Sale" signs. If homes that are for sale seem to move quickly, there is a good chance that the agent knew their clients well. You'll also want to find someone that is experienced in working in the area or neighborhood, and the types of homes you are looking for. An agent that doesn't immediately seem familiar with what you are looking for may know someone professionally that can be an enormous help to them (and to you). Another possibility is to visit open houses so you can see your potential agent in action.

Think of the course of finding a real estate agent as in the save vein of interviewing someone for a position you want to fill. When you meet with prospects, ask for references, referrals, and their record as a realtor. Discuss their knowledge of the vicinity and of the market, and how they pitch themselves as being ideal for you.

Since different realtors use different strategies for helping buyers find a home, you'll want to find out how the realtor plans to go about the search process. Will he or she be using the Multiple Listing Service (MLS)? Also ask how many prospective homes you will be visiting before the realtor thinks you will find the right fit. Ask about the number of other buyers the realtor will be also be showing homes to.

Also discuss the costs, as well as agreements and disclosures related to you becoming a client. What mortgage brokers, inspectors, and other personnel involved with home financing and ownership is the realtor affiliated with? Once you have a comprehensive understanding of how the realtor conducts business, you'll be able to see who to contract with.

You and your real estate agent are working towards the same goal of you buying and owning your dream home, and your agent should do everything possible for that to happen. It's important to remember though that even if your real estate agent has made this a full-time career for decades, he or she also has a life outside of the business. Find out if your agent has an assistant or fellow associate to handle concerns and inquiries. Your agent should keep you current on new listings, and make sure you understand the buying process as the escrow turns to final closing. He or she should return messages punctually, and advise you on how to make the dream of owning your own home come true.
