Staging a house means decorating and/or furnishing the interior and exterior of the home so that it is visually attractive to the widest range home buyers. Just because the arrangement of your house perfectly suits your needs doesn't mean that it will appeal to most potential buyers. Buyers are greatly influenced by their first impression of the house - if they're turned off at first sight, they're less likely to buy. Potential homeowners that come through your door expecting a particular style might be quickly repelled if the house is cluttered or extravagantly decorated. Uncommonly decorated homes might cause a potential buyer to turn away. Reciprocally, a more neutral décor is likely to give a buyer a positive first impression.

Get Rid of Clutter - Less is Better

If you have too much décor, belongings and furniture in your house, it will make each room look smaller than it actually is. For example, simply removing one piece of furniture, like a bookcase in the living room, will make the room appear less cluttered and larger. It's important to remember that "less is better." Home buyers are looking for ever larger homes. Making your home appear bigger will increase the overall appeal of your home. In the kitchen, clear off all the countertops -- at the most, you might only leave the coffeemaker sitting out. This way you show that there are plenty of cupboards for everything and that there is sufficient counter space.

Consider walking into a home where you are assailed by the smell of a dirty cat box upon entry. Your thoughts will immediately wonder if the carpeting and drywall have absorbed any of this odor. Buying a house with offensive odors is the last thing people want to do. If you live in a home where there are odor problems, chances are that you have become accustomed to those smells. Have a friend come in and give you an honest appraisal of every room. Baking a batch of cookies or quick bread before someone comes to see your home emits a lived-in, homey feel that buyers will not forget. They might even feel that they can taste the treats on their tongues as they survey your home.

Pay Attention to Details When Preparing Your Home for Sale

Look at the walls of your home, buyers can picture themselves in a home that is clean and painted in neutral colors. A strong color may appeal to you but have limited appeal to the buying public. You might have to invest in a can of paint or two in order to sell your home. Pay close consideration to your wall decorations. Be sure to remove personal family pictures and decorations from walls, tables and mantels. You can replace them with fewer and more neutral art or decorations - you want potential buyers to picture their own belongings and wall art in the house.

Model homes often give off a comfortable yet luxurious feel, which is what you want your home to say to potential buyers. Of course, the ultimate test comes when you finally see those in the market for a home coming back to you with a contract
