Finding an apartment that accepts pets needs an extra effort. Some apartments allow pets with a non-refundable pet deposit. And some others allow pets accepting a refundable pet deposit, which is usually half of the monthly rent. But in many cases it is difficult to get back the pet deposit back, if your pet damages articles like carpets, blinds, curtains etc. Some times the pet deposit may not be enough to compensate the damage and it may get deducted from the apartment security deposit. To avoid this you need to take some precautions.

• When you select an apartment to move in, make sure you have the complete documentation of the apartment. Take photographs or video of every nuke and corner of the apartment in the presence of the landlord. This will act as a proof of the original apartment condition while you leave and helps you get refund of not only the pet deposit but also the security deposit.

• Many ignore to make an agreement for the pet deposit. Make sure that you have an agreement with the conditions, and dos and don’ts in the lines of an agreement for the security deposit. Define and be clear with all the issues related to the pet deposit.

• If your pet spoils or litter any article in the apartment like carpet or sofa, quickly clean it before it gets dry and remains as a stain with an odor, which may costs you much in the end.

• If you find any article is damaged by your pet like blinds, discuss with your landlord to find the cheapest way to compensate. That means find whether it is cheaper to get repaired or replace it.

• Make sure that your pet gets proper exercise often. Otherwise, it may play with the articles in the apartment, tear them up that can make you pay for the damage.

While leaving an apartment, it is your responsibility to handover it back as it was to the landlord in the original condition (exempts natural wear and tear). If you follow these instructions, it is not difficult to get back your complete pet deposit with out any hassle.
