When an apartment is rented out many basic screenings are done which include credit checks etc. however to get a good tenant the credit check is not enough. People with good credit report can also turn out to be bad tenant. To get a good tenant one should be cautious of the following signs adhering to which one can easily get a good tenant -
1. It is a sign of a bad tenant if he/she deems that there is no requirement of filling an application. The protest of filling an application comes generally from the friends and the relatives. One must never compromise with the rules to provide accommodation anyone. Apathy towards the rule by the tenant shows that he she does not want to obey with the necessities of renting. Property renting is serious business and one should always treat it like one.
2. One should also be alert if the tenant shows that he has a crisis and requests to hurry through the confirmation process. Even though if one is in an urgency to rent the property, one should never rush through the process of the verification since the tenant has an emergency. Most of the times crisis means an eviction process under the nose of the tenant. If the proprietor hurries through the customary processes, he/she may find a bad tenant in their own apartment.
3. If the person states that he/she was living with his/her boyfriend and the rent was given to them only then one should carefully scrutinize the person. One should probe whether the person has ever had an apartment of his/her own. One should also ask if the supervisor of the apartment knew of the existence of that person in their apartment. One should also ask for any kind of proof that shows that he/she has paid their split of the rent before handing out the key to the person. One should also ask the cause behind the parting of the tenant with his/her partner.
4. If the tenant makes one feel uncomfortable and nervy then the apartment should never be given on rent. If the tenant tends to scream or shout whenever he doesn't agree with any point of the talk and tends to point finger then one should be suspicious of that person. There is no reason to give an apartment on lease to a person who makes one feel very edgy.
