Usually the act of transferring of ownership of a land or a property is done by a conveyancing solicitor. These solicitors exclusively deal in property transfers. Both the sale and purchase of property is dealt by the conveyancing solicitors. A Conveyancing Solicitor helps one in acquiring one the proper rights of a land and property. The solicitor also notifies and informs them about the change in the registered title of the land and the transfer of the property. After these steps are taken, the contract is exchanged by the two parties. A 10% deposit is given to the seller of the land and after a few more enquiries; the remaining amount is paid on a date mentioned in the contract marking the completion of the deal. This stage ensures that all the legal procedures are completed and the buyer can claim and enjoy the rights of the newly acquired property.

They are quite efficient at negotiating the price of the property and deciding a price to which both the buyer and seller would comply.
