Usually the act of transferring of ownership of a land or a property is done by a conveyancing solicitor. These solicitors exclusively deal in property transfers. Both the sale and purchase of property is dealt by the conveyancing solicitors. A Conveyancing Solicitor helps one in acquiring one the proper rights of a land and property. They also help one having the proper ownership of a land or property, to sell them. The basic function of a conveyancing solicitor is to ensure that the buyer of the land gets all the benefits and profits that is attached to the land. They are also obliged to make thorough investigations to provide the buyer information on the restrictions or detriments that is attached to the land or the property. This helps the buyer to weigh all the pros and the cons and consider them before committing.
The function of a conveyancing solicitor in transfer of property can be divided in to three stages. The first is the exchange of contracts, the second is completion and the third is the post completion. Once both the buyer and the seller give their consent on the price fixed for the property, the solicitor of the buyer will start making enquiries about the title of the land. On the request of his/her client the solicitor is also required to make arrangement for the buyer to survey the property. A conveyancing solicitor has to make investigation regarding the true ownership and the title of the land from the local authorities. The solicitor also notifies and informs them about the change in the registered title of the land and the transfer of the property. After these steps are taken, the contract is exchanged by the two parties. A 10% deposit is given to the seller of the land and after a few more enquiries; the remaining amount is paid on a date mentioned in the contract marking the completion of the deal. This stage ensures that all the legal procedures are completed and the buyer can claim and enjoy the rights of the newly acquired property.
Conveyancing solicitors are expert at carrying transfer of a property. They are quite efficient at negotiating the price of the property and deciding a price to which both the buyer and seller would comply. There are many conveyancing solicitors who give quite efficient services. One can decide on particular solicitor after comparing all the quotations.
