Many times the landlords are bothered by bad tenants who do not seem to think that it is their responsibility to pay the rent on time. These bad tenants sometimes cause damage to the property. They not only cause mental trouble to the landlord but sometimes even cause damage worth thousands of dollars. A bad tenant occupies the property of the landlord with an intention of causing loss and harm to the landlord.
To fight the problems of a Bad Tenant, it is best to take proper precautions and preventive measures. Once a bad tenant occupies and establishes himself/herself on the property there are quite rare chances that he can be evicted without bearing any loss. A landlord has all the rights to appeal an eviction for the bad tenant if he fails to meet the requirements of the contract made between the landlord and him/her. However, the landlord has to go through severe boring legal complications to achieve the desired result. The process takes a lot of time to complete and in the course of the process the tenant can churn out money as good as four weeks of rent. The tenant can also cause substantial damage to the property. All these complications can arouse and tempt the landlord to go for forceful eviction. However the landlord should be aware that this out of the way method may cause them serious penalty. Once the judgment is done in the favor of the landlord, he/she can pursue the tenant for compensation on the damages. Although this seems quite a viable option theoretically, practically this process eats up more time and costs more money of the landlord. The tenants use this to their advantage and do not hesitate from taking advantage of the situation and further exploiting the landlord. This makes it quite compulsory for the landlords to do proper screening before admitting a tenant. The landlord should always check with the national tenancy database to check the record of the tenant. The landlord should also do as much personal checks on the tenant as the law allows.
In addition to these preventive measures, the landlord should also investigate the earning of the tenant to asses his/her payment capacity. The eviction process is quite long and taxing and it can drain all the energy out of a person. It is advisable that one should verify the genuineness of the tenant as much as possible.
