Selling your home can be a hair-raising experience. The very fact that you are moving out of a home that you have lived in for years can be a bit nerve-racking. Having complete strangers come in to judge your home, having to deal with the realtor, and waiting on pins and needles while waiting for interested buyers can all add to stress. To make a successful sale, though, all you really need to do is make your home look better than other homes in the area and have your home priced right. There are a few inexpensive things that you can do right now to ensure that you don't have to wait long to get prospective buyers interested:
1) Price your home right. Spend some time thinking about how much your home is worth, and consider professional opinions from realtors, sensors, and so forth to determine a fair selling price. Look at other homes in your immediate area to find out what home prices in your neighborhood are like.
2) Know why you would want to buy your home. Working with pen and paper, come up with a list of attractive features of your home and neighborhood. Is your home close to a school? Is it in a quiet area? Is its conveniently located near employers and shops? Try to be as specific as you can when coming up with possible attractions that would make a buyer interested. Then, use your list when talking to realtors, viewers, and when writing an ads for the local paper.
3) Make sure that the outside of your home is attractive. Add outdoor furniture if you have a deck, consider adding a pretty pot of flowers to the entry way and tidy up the out doors of your home. Mow the lawn and weed your flower beds so that your home is inviting. If your home presents itself well from the curb, it will be far more attractive to potential buyers.
4) Repair. If there are any sticking drawers, rusty hinges, doorknobs that fall apart, sagging tiles, or other minor problems in your home, get them fixed. Look outside, too, to ensure that there are no broken fences or other minor problems outdoors.
5) Make your home a “buy and move in.” Many home buyers want to purchase a home that they can imagine themselves moving right into. In order to create the illusion, give your house an absolutely thorough cleaning and remove all clutter as well as all personal belongings. Your home should look roomy and slightly impersonal – so that buyers can imagine their knickknacks and possessions in the home. Make sure that you air out your home so that it smells fresh.
These simple steps will help ensure that more visitors become potential buyers bidding for your property.
