Dubai has a constant inflow of foreign nationals who land up in the city as expatriates or as shopping enthusiasts in the look out for some good bargain from Dubai’s tax-free shopping joints.

For any one of the two reasons above, it is becoming increasingly difficult for individuals to find property for rent in Dubai. At times the cost of accommodation can be so high that you may end up spending more than half of your earning as rental for the house that you stay in. This holds equally true for businesses that need property for rent in Dubai to set up offices and workspaces. Thankfully, the Dubai administration has tried to regulate the rents by passing a legislation that stipulates that no rent increase can exceed 5 percent of the annual lease amount of a property.

Things to be kept in mind before giving in to an option of property for rent in Dubai

Typically, for a lease agreement you will need a residence visa or documents stating that you are in the process of getting such a visa.

The agreement includes refundable security deposit and other components such as monthly utilities and charges for the local bodies such as municipality.

In Dubai, it is a common practice to pay the annual rent through 2 or 3 checks as opposed to the monthly payments in other countries. The payment can be done through post-dated checks as well.

Unless for some conspicuous reasons, the lease agreement is deemed to be renewal and landlord has to give some very strong reasons to terminate it otherwise.

While looking for property for rent in Dubai, it is equally important to pay considerable attention to the location as well. New and Old Dubai standing on the either side of Creek Deira provides some excellent location for setting up your home. Places like Garhoud, Mirdiff, Bur Dubai and Downtown Deira provide attractive living spaces that stand at close proximity to all the major amenities of the city.

For home, choose a property that is close to a good school for your kids as well as is near to your office and workspace as commuting to large distances can eat up a great amount of time. Those who are frequent flyers should try getting a place close to the Dubai International Airport.
